Before starting a new project...

All new construction and exterior improvement projects planned for properties within Las Colinas begin with an Architectural Request Form. Property owners must also receive approval from the Architectural Control Committee (ACC) before starting any work.

Prior to submitting the request form, please review the Architectural Control Guidelines, which outline the submission requirements. Incomplete forms submitted without adequate project details may be rejected and will need to be resubmitted.

Architectural Control Committee
The Master Declaration of Las Colinas established the Architectural Control Committee (ACC) and with it, the covenants, conditions and deed restrictions that are the key to the community’s long-term success.
 
The three-member ACC oversees two subcommittees: the Residential Review Committee and the Commercial Review Committee. The five-member subcommittees are responsible for approving or rejecting a submission based on its harmony with the surroundings, conformity with existing structures and design, and overall aesthetics. 
 
Plan Review Staff
The Plan Review Staff reviews over 1,000 submissions annually. The staff members evaluate each submission for compliance with deed restrictions, standards and previously approved plans, advising the property owner of any non-compliance that would require changes before the submission is brought to the ACC.
 
Staff members attend each sub-committee meeting and provide information on plans and specifications, materials used in the surrounding area, and the history of submissions for each property.
 
Plan Review Process
1. We receive your submission
  • Once your plans are submitted, they enter our queue and are reviewed in the order they are received.
  • Reviews take anywhere from 1–6 weeks, depending on:
    • When the next committee meeting is scheduled
    • The number of submissions ahead of yours
    • The complexity and completeness of your plans
2. Your plans are reviewed
  • A Plan Review Representative will look over your submission.
  • If anything needs clarification or if additional documents are required, we will contact you by email or phone.
  •  Once everything is complete, your submission is prepared to be presented to the committee.
3. Your submission is added to the committee agenda
  • After the review is complete, your submission will be placed on the next available committee meeting agenda.
  • The committees meet every two weeks, alternating between commercial and residential reviews. Click here to view the meeting schedule. 
4. Committee decision
  • The committee will review your plans at the scheduled meeting.
  • You will receive an email with the approval or disapproval decision within 1 business day after the meeting.
5. Official hard‑copy notification
  • An official written decision will be mailed to you within 3 business days.
