The Lakes of Las Colinas

Proposed amendment to supplementary declarations Nos. 164, 165, 167, 224 & 225 

The Lakes of Las Colinas (“The Lakes”), a single-family neighborhood, is in part governed by Supplementary Declarations (SDs) Nos. 164, 165, 167, 224 and 225. Each of these SDs amend Article V of the Las Colinas Declaration, including the stipulation that “the front, side, and rear yards must be irrigated by a programmable irrigation system and sodded with grass.” The Lakes is the only Las Colinas neighborhood village that requires rear and side yards to be sodded with grass. 

Since its initial development in 2008, a substantial number of properties within The Lakes have made alterations to the rear and side yards, including the addition of synthetic turf, river rock, and/ or decomposed granite instead of natural sod. Some of these alterations have been approved through the Architectural Control Committee (ACC), but many have not. To align the requirements of the governing documents with decisions of the ACC and compliance enforcement activities, the proposed amendment removes the stipulation that rear and side yards (behind gates and fences) must be sodded with grass.
